Decks
& Porches
When
it is time to repair your deck, porch, or patio, remember to contact
the City Code Enforcement Division and Zoning Department. There
are codes that require permits, and zoning setbacks that must be
met - especially if you are tearing off and replacing porches and
decks.
If
you’re the property owner, you can do the work yourself, but you
need to apply for the building permit before you start your project.
If you are hiring a building contractor, we can tell you if the
contractor you have chosen has current liability insurance and are
licensed to work in Junction City. Remember, costs of permits double
if you start work without applying for a building permit.
Concrete
patios have very little restrictions. You can cover as much of your
back yard property as you’d like, but it’s advisable to stay away
from water and sewer lines, and be sure not to cover any easements.
Check with Zoning before pouring or laying your patio. Concrete
contractors are not licensed by the City, so be sure to check out
the contractor you choose carefully. Ask for references, and then
make some calls. You can call the Chamber of Commerce to see if
there have been any complaints. Check to see if they are listed
in the yellow pages. As permanent as concrete is, you do not want
to run into workmanship problems with a missing contractor.
Wooden
deck restrictions will vary according to the size and location you
choose. Some will need building permits, others will not. Check
with both Zoning and Codes before beginning any deck projects.
Porches
must meet front setback restrictions set by Zoning, and building
codes. Again, check with the City office before beginning your project.
